We’re often asked about Tarion warranty and the homes we build. As a builder of custom homes for individuals, our homes don’t qualify for Tarion. Read on to learn more about why this is so, and how we protect your new home.
EkoBuilt believes every home builder should be entitled to a home warranty. A truly sustainable society is an inclusive one. No new home builder should be excluded from a new home warranty, however Tarion is unfortunately exclusive to their group, and they do not allow owner-built homes to be registered under their umbrella.
Our homeowners are protected by all sub-contractors honouring their own warranty, equivalent to Tarion. Our clients have absolutely nothing to worry about with respect to warranty because the home goes through the exact same inspection process as any other home built in Ontario and all subcontractors honour their work.
How it Works
Builder/developer homes can ONLY be legally sold if they come with a Tarion warranty.
With a lot of new housing stock in the region in developed communities, this is what many potential purchasers are used to seeing.
Owner-built homes are not eligible to be registered with Tarion, as explained in this link from Tarion’s website:
Definitions
- The owner builds the home him or herself on land that he/she owns; or
- The owner hires someone else to build the home on the owner’s land but the owner exercises significant control over the supply of materials and/or construction of all or part of the home; and
- In both cases, the owner (or his/her tenant) then resides in the home.
Our projects are never covered by Tarion because we are always working for people who own the land.
There is much confusion with the first point above. The Ontario Ministry of housing defines “builder” as the person or body who finances the build, not the person that actually ‘swings the hammer’.
